Building Department Streamlines Process by Adding New Over-the-Counter Permits

For homeowners looking to replace windows, doors, garage doors and install hurricane shutters, Over-the-counter permits are now available at the City of Boca Raton. Provided there are no changes to exterior walls, same day permits can be issued at 200 NW 2nd Avenue. (See our video at the bottom of the page)

The expanded over-the-counter review process is available daily from 8am - 4:30pm with the last customer accepted at 4pm. Over-the-Counter permits do not need plans, just a completed application, a copy of the contract, an affidavit signed by the contractor or owner and a notice of commencement. If the project is DIY, homeowners can complete the owner/builder affidavit. Fees are 1.75% of the contract cost.

Over-the-Counter permits include:

  • A/C Changeouts
  • Irrigation Sprinkler Systems
  • Backflow Device Changes
  • Water Heaters
  • Re-Roofs

New single-family over-the-counter permits (Provided NO change in exterior (wall) openings)

  • Windows
  • Man Doors, including Garage Doors
  • Impact Shutters

Permits are required for most construction or remodeling projects, in order to ensure the safety of the work and its compliance with building, construction, and zoning codes. Construction, electrical, plumbing, mechanical, structural, including fencing and irrigation permits are issued by the City.

After your permit is issued, a series of inspections will be required. Depending on the scope of your project, inspections may be required for foundation, framing, plumbing, electrical or similar work.

You are also able to apply for a permit completely online. Permits may take up to 48 hours to be issued.
